Site selection and acquisition

Every Yaran project begins with a disciplined site selection process designed to maximise long-term value and reduce risk, guided by the following criteria:

  • Location & accessibility – proximity to transport, employment, education, healthcare, shopping and lifestyle amenities
  • Planning & zoning – compliance with regulations, density allowances and future growth potential
  • Environmental & infrastructure factors – land condition, services availability, climate resilience and surrounding infrastructure
  • Market demand & financial viability – demographic alignment, affordability, competition and projected returns
  • Legal, community & safety considerations – clear title, community integration and safe, secure environments
to secure the highest and best use of every site.

Due diligence and finance

Our disciplined due diligence and finance process confirms project viability, manages risk and supports sound investment decisions. Acquisition only proceeds once all legal, financial and environmental checks meet Yaran’s risk and return thresholds:

  • Financial assessment – detailed feasibility modelling, funding structure analysis and return sensitivity testing
  • Market validation – confirmation of pricing, demand depth, absorption rates and competitive positioning
  • Legal due diligence – title checks, encumbrances, contracts and regulatory compliance
  • Planning & approvals – zoning confirmation, density allowances and approval risk assessment
  • Environmental & technical review – site conditions, contamination, services, infrastructure and buildability
  • Risk & funding alignment – lender requirements, equity structuring and risk mitigation strategies.

Design and approvals

An integrated design and approvals process is led by our in-house architects and designers, ensuring outcomes that are affordable, fit for purpose and environmentally conscious:

  • In-house design leadership – early concept and detailed design driven internally to control quality, cost and intent
  • Consultant collaboration – close coordination with engineering, planning and specialist design consultants to optimise buildability, compliance and performance
  • Affordability & functionality – layouts and specifications designed to meet realmarket needs without unnecessary cost
  • Environmental responsibility – consideration of energy efficiency, materials, passive design and long-term sustainability
  • Planning & approvals – proactive engagement with councils and authorities to achieve timely, compliant approvals.

Project delivery

Yaran operates solely as a developer, delivering projects through a panel of trusted residential builders, many of whom we have partnered with for over a decade:

  • Experienced delivery model – Yaran focuses on development management, partnering with specialist builders rather than self-performing construction
  • Long-term builder relationships – established partnerships 15 + years who support certainty on quality, pricing and delivery timelines
  • Rigorous oversight – active management of program, cost, quality and risk throughout construction
  • Quality & compliance – adherence to building standards, safety requirements and regulatory obligations
  • Cost efficiency & certainty – disciplined controls to protect feasibility and investor outcomes.

Sales Exit

Yaran manages sales and exit strategies through an integrated approach that combines in-house capability with targeted local expertise:

  • In-house sales leadership -strategy, pricing and release structures managed internally to protect value and maximise outcomes
  • Local agent partnerships – engagement with experienced local agents where required, leveraging market knowledge and established buyer databases
  • Market-led sales strategies – pricing and campaign structures informed by real-time demand and comparable evidence
  • Broad buyer reach – access to first home buyers, investors and owner-occupiers through multiple channels
  • Disciplined exit execution – sales velocity and pricing managed to align with funding, feasibility and investor return targets
